Rollins Consulting Services completed another HOA maintenance manual for a mid rise, mixed-use project. The project was located in Concord, California and was developed by Signature Properties. The project included a two-level subgrade garage, five levels of residences, and perimeter retail spaces at the first level. A recreational facility included a pool, spa, and fitness center along with meeting rooms and common spaces. The residential levels surrounded three internal courtyards.

March 2008
The Wilshire Center Business Improvement District of Los Angeles has committed to taking the lead in being the first Cool District in the nation. The District has 33 million square feet of residential (50%), office (40%) and retail (10%) users. The District's Board has approved targeted goals of 2% carbon reduction per year for 40 years.

Rollins Consulting Services was asked to participate with the AIA's Los Angeles Chapter Committee on the Environment in a "visioning charrette" to develop and prioritize design strategies that will help the District achieve its goal. The design strategies focused on energy reduction within buildings and reduced vehicular travel within the District. In addition to participating in the charrette, Rollins provided narrative summaries of benchmark data and calculations reflecting the beneficial impact of strategies identified during the charrette.

December 2007
Rollins Consulting Services completed five separate HOA maintenance manuals for Pacific InterWest Building Consultants. Four of these manuals were for new Toll Brothers townhome projects in Dublin, California and one manual was for a mid rise mixed-use development completed by Signature Properties in Oakland, California.

April 2007
Alameda County Waste Management Authority has again retained Richard Rollins to assist with photography for their Bay-Friendly Landscaping and Gardening programs. The current assignment will provide images of public landscapes that have received grants from their Bay-Friendly Landscaping Grants Program and that have met the Bay-Friendly Landscaping minimum requirements. Project sites are in Albany, Berkeley, Emeryville, Hayward, and Pleasanton.

This work follows a similar assignment completed by Richard in 2004 in which he photographed four Bay-Friendly Garden sites in Berkeley, Alameda, and Oakland.

July 10, 2006
As an extension of work completed for Pacific InterWest Building Consultants, Inc. Richard has been retained to conduct annual maintenance surveys for specific projects. This work conducted on behalf of the client builder involves site visits to observe the condition of the completed project and the results of ongoing maintenance activities. Specific tasks include photography, report writing, and review of existing relevant documentation.

March 3, 2006
Pacific InterWest Building Consultants, Inc. has retained Richard Rollins to create maintenance manuals and site-specific images to be used by building contractors and Home Owner Associations. In addition to technical writing and photography, Richard will also be responsible for reviewing construction drawings, project CC&Rs, maintenance budgets, and other documentation descriptive of specific projects.

This assignment combines Richard's 25+ years of engineering and problem solving experience with the creative services of technical writing and photography to provide a very unique and high value service.
